DVF: real sale prices behind French listings
Listings show asking prices. DVF (Demande de Valeurs Foncières) is the open register of notarized sales. Comparing a SeLoger or Leboncoin ask to nearby DVF €/m² is the fastest way to see if you are paying the market — or the seller’s hope.
What DVF contains
Each row is a completed sale: date, type, surface, price, commune (and often more detail). It is not an appraisal. It is what buyers actually paid.
Lag and noise exist: a one-off luxury sale or a parking-included lot can skew a small sample. Prefer a median over several comparable apartments, not a single neighbour.
How to use it on a listing
Compute the listing’s €/m², then compare to the commune (or arrondissement) median for similar stock. +15% above median needs a reason (floor, DPE, view). −10% may be a deal — or a hidden defect.
